Southwest Sealing & Tile was contracted by Grace Capital Investment Corporation to update and stain the 7200 square feet of exterior concrete at The Centre Point Shops at 16th Street and Morten in Phoenix.  Initially the plan was to use Acid Stain, however, upon further investigation, it became evident that the condition of the concrete would dictate another path. The concrete was over 20 years old and was extremely worn.  There was no cream left in the concrete resulting in a very sandy, aggregate look.  In cases such as this, Acid Stain is no longer a viable option due to the fact that it has nothing left to grab onto.  At this point, Color Fuse became the perfect choice of stain for this project because it is designed to adhere better to a profiled surface.  

Poly 250 was selected as a sealer in order to provide a natural looking finish over the Color Fuse.  Poly 250, being a low solids sealer, fit the bill because of its ability to penetrate without creating a high film build.  This low film build produces a more natural look. Additionally, Poly 250 would allow for a more slip-resistant surface as higher builds lose their slip resistance.

Before Southwest Sealing & Tile could even begin, extensive cleaning was necessary.  The four restaurants in the shopping center required stain removal of oils, gums and grime, etc... This was achieved by using a degreaser, acid cleaning, and a 3500psi power washer.

Once the installation was ready to begin, the plan was to perform most of the work at night in order to allow for normal business hours of operation for Centre Point.  They worked in 700 to 1000 square foot sections. The cleaning and coloring was started on one night, using multiple thin coats of the Color Fuse for an opaque look. The following evening two coats of Poly 250 were applied.

The result of the project and the thoughtful execution of Sealing & Tile Restoration is a beautifully updated series of walkways and courtyards throughout the property.  Southwest Sealing & Tile states, "We use A.P.F. products because of our long term relationship with them.
